Standing Water (ponding)
When it rains it’s good to check your roof every now and again to watch for water build up. If a puddle of water sits on a flat roof for 48 hours (some manufactures 24 hours) after rainfall ends without dissipating or draining from the roof deterioration can occur to the membrane and insulation underneath.
Exposed Insulation
The most obvious of damages is exposed insulation. This can arise from poor installment or extreme weather conditions. The membrane is ripped up or torn away from insulation it’s in need of repair.
Shrinkage, Cracks, Tears
Not to be ignored are any flaws with the membrane such as shrinkage, cracks and tears due to over age, weathering, or poor install can allow moisture to penetrate the roof long before indications of interior leaking. These types of issues can be problematic and should be repaired as soon as possible to prevent future problems.
These problems are fixable and solutions are available. Although there are many factors involved and causes that could compromise the roofing membrane. Minor or major performance issues can effect the longevity of the roof. Which is why maintenance and twice yearly inspections being important and should not be deferred.
